The 10-Step Process
to Sell Your Home in the Denver area

  • The process will start with you and I having a conversation about your goals. I’ll listen to what you want to accomplish and create a roadmap to make sure we get there. My team and I will tour your home and discuss a plan for selling your home. We’ll use local market data to determine a listing price for your home and sign a listing agreement.   • My team will get your home ready to hit the market and make a great first impression for buyers. My high standards of service include deep cleaning, vendors for home projects, and designer staging among other things.

  • My professional photographer and videographer will take beautiful photos of your home and create an innovative video for social media marketing. My comprehensive marketing plan includes a custom website, email campaigns, print & digital brochures, floor plans, and Open Houses to attract more buyers to your home.

  • It’s go time! Your home is entered into the MLS and is officially an ‘active’ listing. Your home is magazine-worthy and showings begin.

  • Potential Buyers will schedule showings to view the home in person with their Realtor. With your permission, we will host Open Houses.

  • An offer for your home will come in the form of a Contract to Buy and Sell Real Estate, and this is a state-approved form that is used to present an offer. I will discuss all offers with you and review the price/terms. I will negotiate on your behalf to get the most favorable terms that align with your goals.

  • Once you have accepted an offer and are under contract, the Buyer will hire a professional inspector to inspect the home. The Buyer may ask for repairs to be done to the home, and if they ask for repairs, I will negotiate on your behalf regarding any repairs/credits. You will provide any due diligence documents for the home that apply to warranties, appliances, etc. The buyer will review any property disclosures and due diligence documents that you have provided.

  • The Buyer’s lender will order an appraisal to be done, which estimates the market value of the home. The title company will issue a title search to ensure that the title to the property is free and clear. I work with the title company and appraiser on any issues that may arise.

  • I will review the final closing numbers and documents with you. You will want to make sure your home is in the same condition as it was when going under contract. The Buyer schedules a final walk through before Closing to check the condition of the home. After packing up your boxes and scheduling cleaners, you are almost to the finish line!

  • We’ll meet at the title company to sign the closing documents and hand over your keys. One of the most important pieces, you’ll get your proceeds from the sale via a wire transfer. It’s time to pop the champagne - Congratulations and on to your new home and your next Adventure! I will continue to be a resource for anything you need, even after the sale of your home!
